That is a real problem when your whole job is getting people to notice a property. Here is how it sold anyway, in 9 days, for cash, to a buyer who already knew the building.
The Home Needed a Facelift First
This condo was built in 1985 and spent most of its life as a rental. Two bedrooms, one and a half baths, 953 square feet. It was dated, and it looked like a property that had been lived in hard for a long time, because it had been.
Before we ever took a photo, the seller put in new LVP flooring throughout, repainted the whole interior, and knocked out a handful of small repairs. That work mattered. A dated rental unit and a clean, move-in ready condo are two different listings, even when the layout never changes.
The Marketing Problem
Oak Park Villa sits one block south of Springfield and a few blocks north of Downtown Jacksonville, right in that quiet stretch between two neighborhoods that get all the attention. Good location. But the community is gated, so the normal tools were off the table from day one. No sign. No open house. No drive-by traffic.
When you cannot rely on people physically finding a listing, the photos and the floor plan have to do all the work. So that is where the money went. Professional photography, done right, plus a full floor plan so buyers could actually picture the space before they ever asked for a showing.
Then I looked at who was actually in that building. A lot of the owners at Oak Park Villa are investors, not homeowners. So instead of only marketing outward to buyers who had never heard of the complex, I sent postcards to every owner in the community. People who already own there tend to know who else is looking to buy, sell, or add to their portfolio. I also kept the marketing split between Springfield and Downtown audiences, since this unit genuinely sits between both.
How It Actually Sold
The buyer was not someone who found the listing online. It was an investor who already owned in the building, who mentioned it to another investor he knew. That investor made an offer, paid cash, and we closed in 9 days with our preferred title company. No financing contingency, no appraisal to wait on, no drama.
It closed at $107,000.
What This One Confirmed
A few things I already believed, and this deal proved out again.
An older, dated unit is still worth the investment if you put a little money into the right updates first. Flooring and paint go a long way.
Marketing to the people already in a community, whether that is current owners or past clients, is some of the most underrated marketing there is. Word of mouth inside a building moved this deal faster than any online listing would have.
And when you cannot rely on a sign or foot traffic, professional photos and a real floor plan are not optional. They are the entire first impression.
