Most listing descriptions walk you through the home room by room. Mine don’t.

I research your home before I write a single word. When was it built? Who built it? Is there a historic record we can reference? What architectural style is it and what makes that style significant? What are the details – the glass door handles, the original built-ins, the specialty woodwork, the heart pine floors – that make someone stop scrolling?

Those details are not footnotes. They are the story. And the right buyer for your home is looking for exactly that story.

Presentation That Highlights What Matters

Historic buyers are design-driven. They find homes on Instagram before they find them on Zillow. They respond to beautiful photography that captures architectural character – not just wide-angle shots of empty rooms.

Every historic listing I take gets:

Professional photography with portrait shots specifically focused on the architectural and historic details that make your home distinctive – the kind of images that make design-conscious buyers stop and look twice.

A curated photograph selection – every image is carefully chosen, edited, and labeled for searchability. This is detail work most agents skip entirely.

A listing description that tells your home’s story – not a checklist of upgrades, but a narrative that helps the right buyer understand what they’re looking at and why it matters.

A staging consultation – how you live in your home and how it photographs are two different things. I’ll walk through the home with you before photography and give you honest, specific guidance on what to adjust. Honest Pricing Guidance

One of the hardest conversations in real estate is telling a seller what their home is actually worth – not what they hope it’s worth.

Historic homes are genuinely complex to price. Condition, original detail retention, renovation quality, block-by-block location within the neighborhood, and current buyer demand all factor in. I do deep market research before every listing conversation and I’ll give you a clear, defensible number with the data to back it up.

Whenever possible I schedule two appointments – one to walk through the home and understand it, and a separate conversation to discuss pricing. I don’t believe you can accurately price a historic home without seeing it first. Every one is different. The two-appointment approach means the pricing conversation is informed, specific, and grounded in what I actually observed – not a number pulled from a spreadsheet.

Taking too long to prepare a listing or pricing it incorrectly costs sellers real money. I’ll help you get it right the first time.

When inspection findings come back – and on historic homes they always come back with something – I negotiate from a position of genuine knowledge. I understand historic construction. I know what findings are significant and what findings are normal for a home of this age and style. That knowledge protects you at the negotiating table.
