From there, we figure out financing if you haven’t already, narrow the search to the right neighborhoods and price range, and start looking at homes that actually fit. Not everything on Zillow. The right ones.
When we find it, I’ll help you write a competitive offer and navigate the inspection. This is where a lot of buyers get nervous – especially with older homes. I’ve renovated homes myself, so I understand construction. I can walk you through what you’re actually looking at under a house, explain what’s a real concern and what’s just an old house being an old house, and help you make decisions from understanding rather than fear. An inspection report full of findings isn’t automatically a reason to walk away. Sometimes it’s just a house telling its story.
From there we work through anything that comes up between contract and closing – and something almost always does. That’s not a problem. That’s where having the right person in your corner matters most.
By the time you get to the closing table, nothing should surprise you. You’ll know what you’re signing, what you’re paying, and what happens next.
Selling starts before the sign goes in the yard. It starts with understanding what your home is actually worth in today’s market – not last year’s market, not what your neighbor got – and building a strategy around that number.
Before we list, we walk through the home together. I have a design and creative background, and I bring that eye to every home I sell. Sometimes a few small things make a meaningful difference in how buyers see a property – a fresh coat of paint, a minor repair, thoughtful editing of what’s in the space. I’ll tell you honestly what’s worth addressing and what isn’t, and I have a network of trusted vendors who can help if you need them. The goal is to show the home at its best without over-investing in it.
From there I’ll walk you through pricing, what buyers in your price range are actually looking for, and how to position your home to attract the right offer. Not just any offer. The right one.
Once we’re under contract, my job is to protect your position – through inspection negotiations, appraisal, and everything between contract and closing. Most deals have a moment where something gets complicated. That’s normal. How you navigate it determines what you walk away with.
If you’re selling and buying at the same time, we plan both moves together from the start so you’re not caught between two transactions with no place to land. That coordination matters more than most people realize – and it’s something I’ve done many times.
